Many clients don't realize that if the testing contingency is not part of the offer to purchase, a home inspector is not allowed to remove any samples from the home. It is important to list a mold inspection, radon testing, or any other specific types of testing as part of the initial offer to purchase. Your Realtor can help you with this.

If you are concerned about that "Black Stuff" you may see in your home and don't know what it is, we can help. Mold growth in buildings is most often hidden! We have the credentials, equipment, and expertise to perform a mold inspection and provide you with a full report and laboratory findings. You may want to consider a mold inspection as part of your testing contingency just in case something is discovered during your home inspection. There would be an added cost for a mold inspection only if red flags are found during the home inspection. This would be discussed with you before any samples are taken. If there are no red flags, there are no additional costs!

We strongly recommend having a Radon Test as part of your home inspection testing contingency. We perform Radon Testing using state of the art Continuous Radon Monitors (CRM). That means you will have your results immediately when the Radon Test is complete. No need to wait for the lab analysis or worrying that the samples have tampered with during the testing period. The minimum testing time is 50 hours.
